Russ Cheverton incorporated 360 CGI, Inc. in 2010 after having worked with Inner Space Constructors for more than 15 years as a Project Executive. Russ has more than 35 years of experience in the commercial construction industry, managing projects large and small. His extensive experience in the industry gives 360 CGI, Inc. a cutting edge on the industry’s fast moving direction and trends including ground-up, adaptive re-use, renovations, and tenant improvement projects. 

Sean Healy is responsible for maintaining and growing 360 CGI, Inc.’s business relationships in Los Angeles and Orange counties as well as in the Inland Empire region of Southern California. He has more than 15 years of Marketing and Business Development experience in the architecture, engineering, and construction industries.  He is a member of the Society for Marketing Professional Services, Orange County and also serves on many redevelopment organizations in the City of Long Beach.


Paul Forman was born and raised in New York metropolitan area and got his first experience in high school with commercial real estate, assisting his father in operating beverage stores and distributorships. He earned an MBA in finance in 1978 and worked with property syndications through 1983. He then relocated to Long Beach, obtained his brokerage license, and established Forman Associates. He has been assisting clients in leasing and sales of commercial property since then. He recently retired from most brokerage activities and now acts as a principal, developing his families office and retail properties primarily to social service tenants. During his career, Paul has worked with architects. brokers, contractors and City planning departments negotiating tenant improvements. Since he has worn both hats as broker and  principal, he understands the importance of flexibility to make deals happen.



Bruce Patterson was born and  raised in Southern California and went to Long Beach State.  In 1981, LBSU made a mistake and gave Bruce a degree in Construction Management.  At this time, he obtained his General Contractors license.  After graduating, Bruce began working in Commercial Construction with a mid-sized firm in L.A. doing estimating and Project Management on Retail and Office projects.  Without divulging his age, Bruce can tell you that he renovated several JJ Newberry, Woolworth, Mervyns, and K Mart stores while with the LA firm.  After 3 years in LA, Bruce helped a colleague start a Commercial Construction Division as an off shoot of his electrical company.  He was in charge of all aspects of that business, and built it from nothing to several million dollars annually.  It was 1994 when Bruce started Patterson Construction Co. with an office in Downtown LB.  The Company's focus is retail and medical, new construction and tenant improvement projects.  Over the years, Patterson has completed Industrial work, office TI's, and even a historic building renovation.  Nearly every contract comes from an on-going relationship with Owners, Tenants, Developers or Architect.  Approximately 50% of Patterson's work is Negotiated, with the remainder bid against a select list of qualified Generals. The staff thrives on the more difficult projects that other firms don't want, and they work hard at being pro-active for their clients in the interest of repeat work.

Bruce has lived in Long Beach for 38 years, with his offices in Downtown and other investment properties in Long Beach.
